The great prairies of Kansas, if you are looking to purchase and foreclosed land that is available, will offer you fairly limited options. First, the state is doing fairly well and is near the low end on the percentage of foreclosures that are happening and second, there is not an awful lot of diversity in the types of property available here. There are very few large urban cities, Illinois has Chicago, Georgia has Atlanta, and Kansas has, well Kansas City is the larger one. Since larger cities are traditionally where the majority of foreclosures happen, that means that there will be less there to choose from. The flip side of that coin is that if you are in the market to invest in such a property, it will all be fairly close for viewing and doing comps on before you make an actual offer or purchase of the property. You will not have as wide a range to choose from because the smaller cities and towns generally are more established so the dwellings tend to be older. The new construction will be your best bet and it will be concentrated around the cities where the jobs were. That is not to say that the state of Kansas is low on quality foreclosed property. Quite the opposite is true, what it does mean is that if you are interested in the property in Kansas you will have to be more diligent in your research or find a local agent that knows what he or she is talking about and rely on them to help you weed through what is there and available. You will also find that there are large out parcels of land due to farms being foreclosed in Kansas and that may make a decent investment if you are solely looking at resale.
